October 5, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales for the month of September 2026 according to figures provided by the Greenwich Multiple Listing Service, Inc. The Greenwich MLS and greenwich.realestate is the most accurate and comprehensive resource of active inventory and property listing data across all five zip codes of the Town of Greenwich.
Single-Family Home Sales
There were 38 single-family residential closings reported across all areas of Greenwich during the month of September 2026. This figure decreased 22.58%, compared to September 2025 when there were 31 closings.
The Median Sale Price for a single-family home increased 8.98% to $2,942,500 from the median sales price in September 2025, which was $2,700,000.
The average Days On Market (DOM) for residential homes was 40 days; which was a 29.03% increase from 31 days in September 2025.
There were 78 new single-family listings brought to the market in September 2026, which is an 11.43% increase in New Listings when compared to September 2025 when there were 70.
At month-end, Active single-family inventory totaled 124 units, which is a 2.4% decrease from September 2025 when there were 127 units available.
The % of List Price Received for single-family listings was 104.9%, a 3.8% increase from September 2025, when it was 101.1%.
Condominium and Co-op Sales
There were 13 condo/co-op residential closings reported across all areas of Greenwich during the month of September 2026. This figure remained the same, compared to September 2025 when there were also 13 closings.
The Median Sale Price for a condo/co-op increased 32.98% to $1,250,000 from the median sales price in September 2025, which was $940,000.
The average Days On Market (DOM) for condo/co-op residential homes was 66, which was a 15.79% increase from 57 days in September 2025.
There were 23 new condo/co-op units brought to the market in September 2026, which is an increase of 15%, compared to September 2025 when there were 20.
At month-end, Active condo/co-op inventory totaled 38 units, which is a 7.3% decrease from September 2025 when there were 41 units available.
The % of List Price Received for condo/co-op units was 102.5%, a 1.2% increase from September 2025, when it was 101.3%.
