Dozens of Greenwich Association of REALTORS® Volunteers Kick off the Season of Giving With Their Helping Hands

December 5, 2024 - As the very first snowflakes of the season fell, 40 intrepid volunteers from the Greenwich Association of REALTORS® (GAR) wrapped up the fifth annual “Fall HomeFront Days.” Their focus during this high-impact encore of their work with the program was to make the home of a Cos Cob widow in her 90s safer, warmer and more livable. By the end of their workday, they rectified some facia board damage to keep squirrels out, replaced dangerous steps and railings, patched and painted walls, cleaned gutters and installed new ones while dispatching a mountain of leaves and trimming shrubs and trees that threatened the home. GAR volunteers were in solidarity with 400 volunteers from 10 community groups participating across nine CT cities. Kicked off in late August, volunteers completed life-changing repairs through late November. With an eye toward making homes more livable for the colder months, this season’s outpouring united local corporate, civic and faith-based groups for the benefit of older adults on fixed incomes, veterans, persons with disabilities, single-parent households and families in transitional crisis. The event capped weeks of planning on behalf of volunteer leaders, representing a major step in HomeFront’s campaign to revitalize more than 50 homes in need this year at no cost to the beneficiaries. In addition to the dedicated helpers, this much needed service is made possible by grants, individual donations and volunteer sponsorships.


HomeFront’s mission is especially crucial in the state of CT where low-income households are more likely to confront health and safety repair issues in their living spaces due to the 6th oldest housing stock in the nation, according to the Partnership for Strong Communities. The ability to afford repairs is hampered given this finding from the United Way of CT: more than one-third of CT homeowners spend over 30 percent of their income on housing.


Many low-income families have been forced to defer crucial home maintenance while having weathered inflation in every area of their lives. In the words of Board Chair, Kenneth Wiegand, “HomeFront is proud to play a part in restoring housing stability to our neighbors in need. So many of our beneficiaries thank us for making their homes more livable while freeing up precious finances that they can apply to home heating fuel, food, prescriptions, textbooks and other necessities.”


The Greenwich Association of REALTORS® (a 501(c)6 organization) is the local trade association for real estate professionals in the Greenwich, CT area. GAR provides professional development, advocacy, and networking opportunities to members, and promotes the value of working with Greenwich Realtors to the public.


Today’s HomeFront organizes Spring and Fall volunteer home repair group events. The program has also ratcheted up assistance with its new initiative called Critical Pro Repair (CPR). Through CPR, skilled HomeFront staff team up with one or two skilled volunteers to deliver crucial repairs such as wheelchair ramps, step and walkway overhauls and deck repairs to struggling families. More than 170 local families have received essential construction aid from HomeFront through CPR since 2020.


The collective compassion of hands-on volunteers, product contributors, foundations and other donors brings HomeFront to the mark of more than 3,200 homes revitalized in program history, delivering $50 million of service where needed most since 1988. HomeFront is a community-based program dedicated to keeping low-income homeowners in their homes with an improved quality of life through substantial repairs completed at no cost to them. May 6, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales for the month of April 2026 according to figures provided by the Greenwich Multiple Listing Service, Inc. The Greenwich MLS and greenwich.realestate is the most accurate and comprehensive resource of active inventory and property listing data across all five zip codes of the Town of Greenwich. Single-Family Home Sales There were 36 single-family residential closings reported across all areas of Greenwich during the month of April 2026. This figure decreased 10%, compared to April 2025 when there were 40 closings. The Median Sale Price for a single-family home increased 23.08% to $4,000,000 from the median sales price in April 2025, which was $3,250,000. The average Days On Market (DOM) for residential homes was 39 days; which was a 36.07% decrease from 61 days in April 2025. There were 90 new single-family listings brought to the market in April 2026, which is a 3.23% decrease in New Listings when compared to April 2025 when there were 93. At month-end, Active single-family inventory totaled 99 units, which is a 38.1% decrease from April 2025 when there were 160 units available. Condominium and Co-op Sales There were 16 condo/co-op residential closings reported across all areas of Greenwich during the month of April 2026. This figure increased 6.67%, compared to April 2025 when there were 15 closings. The Median Sale Price for a condo/co-op increased 46.60% to $1,400,000 from the median sales price in April 2025, which was $955,000. The average Days On Market (DOM) for condo/co-op residential homes was 49, which was a 48.48% increase from 33 days in April 2025. There were 31 new condo/co-op units brought to the market in March 2026, which is an increase of 6.90%, compared to April 2025 when there were 29. At month-end, Active condo/co-op inventory totaled 32 units, which is a 28.9% decrease from April 2025 when there were 45 units available. "April 2026 was defined by price gains and a lack of inventory in Greenwich," stated Brian Amen, GAR 2026 President. "We saw a 46.60% increase in the median sales price for condo/co-ops and a 23.08% increase for single-family homes, confirming buyer competition. This demand is reducing our available housing inventory, with single-family inventory dropping 38.1% and condo/co-op inventory down nearly 29%. The 36.07% decrease in Days On Market for single-family properties further confirms that buyers must act quickly in this highly competitive environment. "

April 6, 2026 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the 2026 First Quarter statistics for home sales in The Town of Greenwich, CT. Single-Family Home Sales There were 87 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area. The number of single-family residential closings increased 17.6%, compared to Q1 2025 when there were 74 closings. The median sale price for a single-family home decreased 0.6% to $3,831,000, from the median sales price in Q1 2025, which was $3,853,000. The average days on the market (DOM) for residential homes was 81 days; which was a decrease from 105 days in Q1 2025. Condominium and Co-op Sales There were 44 condo/co-op residential closings reported during this time period; which was a 41.9% increase from Q1 2025 when there were 31 closings. The median sale price for a condo/co-op increased 9.7% to $1,240,000 from the median sales price in Q1 2025, which was $1,130,000. The average days on the market (DOM) for condo/co-op residential homes was 68; which was an increase from 67 days in Q1 2025.

Single-Family Home Sales There were 29 single-family residential closings reported across all areas of Greenwich during the month of March 2026. This figure increased 52.63%, compared to March 2025 when there were 19 closings. The Median Sale Price for a single-family home decreased 33.76% to $2,785,000 from the median sales price in March 2025, which was $4,204,500. The average Days On Market (DOM) for residential homes was 85 days; which was a 42.95% decrease from 149 days in March 2025. There were 64 new single-family listings brought to the market in March 2026, which is a 17.95% decrease in New Listings when compared to March 2025 when there were 78. At month-end, Active single-family inventory totaled 89 units, which is a 36.9% decrease from March 2025 when there were 141 units available. Condominium and Co-op Sales There were 16 condo/co-op residential closings reported across all areas of Greenwich during the month of March 2026. This figure increased 45.45%, compared to March 2025 when there were 11 closings. The Median Sale Price for a condo/co-op decreased 17.50% to $1,237,500 from the median sales price in March 2025, which was $1,500,000. The average Days On Market (DOM) for condo/co-op residential homes was 29, which was a 53.97% decrease from 63 days in March 2025. There were 14 new condo/co-op units brought to the market in March 2026, which is a decrease of 12.50%, compared to March 2025 when there were 16. This strong demand is reflected in the drop in Days On Market for both markets, indicating a fast-paced environment for properties that are selling. However, we also observed decreases in median sales prices and a continuation of tight inventory levels as fewer new listings came to market," stated Brian Amen, GAR 2026 President. Single-Family Home Sales There were 21 single-family residential closings reported across all areas of Greenwich during the month of February 2026. This figure decreased 16%, compared to February 2025 when there were 25 closings. The Median Sale Price for a single-family home decreased 32.37% to $2,570,500 from the median sales price in February 2025, which was $3,800,000. The average Days On Market (DOM) for residential homes was 57 days; which was a 25.97% decrease from 77 days in February 2025. There were 44 new single-family listings brought to the market in February 2026, which is a 15.38% decrease in New Listings when compared to February 2025 when there were 52. At month-end, Active single-family inventory totaled 79 units, which is a 34.7% decrease from February 2025 when there were 121 units available. Condominium and Co-op Sales There were 13 condo/co-op residential closings reported across all areas of Greenwich during the month of February 2026. This figure remained the same from January 2025. The Median Sale Price for a condo/co-op increased 37.71% to $1,205,000 from the median sales price in February 2025, which was $875,000. The average Days On Market (DOM) for condo/co-op residential homes was 83, which was a 10.67% increase from 75 days in February 2025. There were 13 new condo/co-op units brought to the market in February 2026, which is a decrease of 40.91%, compared to February 2025 when there were 22. At month-end, Active condo/co-op inventory totaled 21 units, which is a 40% decrease from February 2025 when there were 35 units available. While single-family sales volume and median price saw year-over-year decreases, properties that did transact moved quickly, with Days On Market dropping significantly. Conversely, the condominium and co-op segment saw a notable 37.71% surge in median sale price, indicating strong demand for entry-level and attached housing. Across the board, inventory remains the key story, with active units for both single-family homes and condos/co-ops seeing steep double-digit declines, sustaining a tight market environment as we head into the spring”, stated Brian Amen, GAR 2026 President.
