GAR/GMLS Forms Revisions- February 2024

The following forms have been revised as of February 2024 and will be updated for use in Remine as of Monday, February 26th. The revisions were made at the recommendation of legal counsel.

  • Exclusive Right to Represent the Buyer or Tenant Agreement
  • Rationale for Revisions: To account for situations when cooperating commission is not offered on a listed property.
  • Listing Agreements: 1) Exclusive Right to Sell, 2) Exclusive Right to Lease, 3) Exclusive Right to Sell Vacant Land, 4) Exclusive Agency to Sell, 5) Exclusive Agency to Lease, 6) Exclusive Agency to Sell Vacant Land
  • Rationale for Revisions: To enhance transparency to Sellers/Owners surrounding the portion of commissions to be offered to cooperating brokers.
  • GAR Residential Lease
  • Rationale for Revisions: To specify the maximum charge in the event of late rent (per CT law), and to decrease the days to return security deposit from 30 to 21 (per CT law).
  • GMLS Change Form
  • Rationale for Revisions: To clarify that changes authorized on the Change Form reflect changes to the terms of the listing agreement for the referenced property and are legally binding.
