July 2022 Greenwich Sales

August 5, 2022 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of July 2022.

There were 74 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings decreased compared to July 2021 when there were 143 closings. The median sale price for a single-family home decreased to $2,402,500 from the median sales price in July 2021, which was $2,475,000.

The average days on the market (DOM) for residential homes was 52 days; which was a decrease from 79 days in July 2021.

There were 14 condo/co-op residential closings reported during this time period; which was a decrease from July 2021 when there were 29 closings. 

The median sale price for a condo/co-op increased to $796,000 from the median sales price in July 2021, which was $795,000. 

The average days on the market (DOM) for condo/co-op residential homes was 34; which was a decrease from 101 days in July 2021.

Pending sales as of Wednesday, August 18th for Single Family homes were 76 and 11 for Condo/Co-Op sales.

"July 2022 had seventy-four closings with a median sales price of $2,402,500. Greenwich was the sector in town with the most closings, ending July with forty-five sales and a median sales price of $2,900,000; a fourteen percent increase from the median sales price in July 2021, which was $2,527,000. Condo/Co-Op sales had fourteen closings in July 2022 with a median sales price of $796,000. The Dollar Volume for Single Family homes, July 2022 is $224,827,711.
