February 2022 Greenwich Sales

March 8, 2022 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of February 2022.

There were 38 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings decreased compared to February 2021 when there were 63 closings. The median sale price for a single-family home increased to $2,612,500 from the median sales price in February 2021, which was $2,350,000.

The average days on the market (DOM) for residential homes was 166 days; which was a decrease from 168 days in February 2021.

There were 12 condo/co-op residential closings reported during this time period; which is a decrease from February 2021 when there were 15 closings. 

The median sale price for a condo/co-op decreased to $695,500 from the median sales price in February 2021, which was $730,000. 

The average days on the market (DOM) for condo/co-op residential homes was 56; which was a decrease from 262 days in February 2021.

Pending sales as of Wednesday, March 16th for Single Family homes were 78  and 23  for Condo/Co-Op sales.

"February 2022 had thirty-eight closings with a median sales price of $2,612,500; an eleven percent increase from the median sale price in February 2021 which was $2,350,000. Greenwich was the sector in town with the most closings, ending January with twenty-four sales and a median sales price of $3,111,250; a sixteen percent increase from the median sales prices in February 2021, which was $2,672,500. Condo/Co-Op sales had twelve closings in February 2022 with a median sales price of $695,500. The Dollar Volume for Single Family homes, February 2022 is $116,113,000. The Dollar Volume for Condo/Co-Op homes,February 2022 is $14,712,000”, stated Bryan Tunney, 2022 President of the Greenwich Association of REALTORS®.
