October 2021 Greenwich Sales

November 10, 2021 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of October 2021.

There were 43 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings decreased compared to October 2020 when there were 99 closings. The median sale price for a single-family home decreased to $2,250,000 from the median sales price in October 2020, which was $2,275,000.

The average days on the market (DOM) for residential homes was 134 days; which was a decrease from 173 days in October 2020.

There were 19 condo/co-op residential closings reported during this time period; which was a decrease from October 2020 when there were 31 closings. 

The median sale price for a condo/co-op increased to $818,340 from the median sales price in October 2020, which was $780,000. 

The average days on the market (DOM) for condo/co-op residential homes was 116; which was a decrease from 152 days in October 2020.

Pending sales as of Wednesday, November 17th for Single Family homes were 78 and 16 for Condo/Co-Op sales

"October 2021 had forty-three closings with a median sales price of $2,250,000. Greenwich was the sector in town with the most closings, ending September with twenty-nine sales and a median sales price of $2,878,000; a seven percent increase from the median sales price October 2020, which was $2,687,500. Condo/Co-Op sales had nineteen closings in October 2021 with a median sales price of $818,340; a four percent increase from the median sales price in October 2020, which was $780,000. The Dollar Volume for Single Family homes, October 2021 is $122,973,505. There were thirty-nine Single Family Price Reductions for October 2021 with a median price change of $200,000.
