March 2021 Greenwich Sales

April 15, 2021 (Greenwich, CT) - The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of March 2021.

There were 71 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings increased compared to March 2020 when there were 35 closings. The median sale price for a single-family home increased to $2,215,000 from the median sales price in March 2020, which was $1,300,000.

The average days on the market (DOM) for residential homes was 173 days; which was a decrease from 227 days in March 2020.

There were 24 condo/co-op residential closings reported during this time period; which was an increase from March 2020 when there were 15 closings.

The median sale price for a condo/co-op increased to $742,500 from the median sales price in March 2020, which was $550,000.

The average days on the market (DOM) for condo/co-op residential homes was 127; which was a decrease from 128 days in March2020.

Pending sales as of 4:45pm Wednesday, April 14th for Single Family homes were 125 and 24 for Condo/Co-Op.

"March 2021 had seventy-one residential closings; a one-hundred two percent increase from March 2020 when there were thirty-five closings. The median sale price was $2,215,000; a twenty percent increase from the median sale price in March2020, which was $1,300,000. Greenwich was the sector in town with the most closings, ending March with forty-nine sales; a one-hundred eighty-eight percent increase from March 2020 when there were seventeen closings. The median sale price was $2,300,000. Condo/Co-Op sales had twenty-four closings in March 2021; a sixty percent increase from March 2020 when there were fifteen closings. The median sale price was $742,500; a thirty-five percent increase from the median sale price in March 2020, which was $550,000,” stated John McAtee, 2021 President of the Greenwich Association of REALTORS®.
