October 2019 Greenwich Sales

November 21, 2019 (Greenwich, CT) – The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of October 2019.

There were 40 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.

The number of single-family residential closings increased compared to October 2018 when there were 37 closings. The median sale price for a single-family home increased to $1,883,333 from median sales price in October 2018, which was $1,785,000.

The average days on the market (DOM) for residential homes was 200 days; which was an increase from 156 days in October 2018.

There were 13 condo/co-op residential closings reported during this time period; which was a decrease from October 2018 when there were 14 closings.

The median sale price for a condo/co-op decreased to $569,000 from $872,000 the median sales price in October 2018.

The average days on the market (DOM) for condo/co-op residential homes was 140; which was an increase from 131 days in October 2018.

“October 2019 had forty single family residential closings; An eight percent increase from October 2018 and a median sale price of $1,883,333; A five percent increase from October 2018. Greenwich was the sector in town with the most closings, ending October with eighteen sales and median price of $2,102,500; A fifteen percent increase from October 2018. Old Greenwich was next in line with the most closings, ending the month with nine sales; An eighty percent increase from October 2018 and median sale price of $1,850,000. Condo/Co-Op sales had thirteen closings in October 2019, with a median sale price of $560,000. Pending sales as of 4:45pm Wednesday, November 20th for Single Family homes were thirty-six and thirteen for Condo/Co-Op” stated John McAtee, 2019 President of the Greenwich Association of REALTORS®.
