November 15, 2018 (Greenwich, CT) – The Greenwich Association of REALTORS® announces the statistics for home sales in The Town of Greenwich, CT for the month of October 2018.
There were 37 single-family residential closings reported during this period according to figures provided by The Greenwich Multiple Listing Service, Inc., the multiple listing service used by REALTORS® in the Greenwich area.
The number of single-family residential closings decreased, compared to October 2017 when there were 40 closings in October. The median sale price for a single-family home increased to $1,785,000 from $1,638,000 the median sales price in October 2017.
The average days on the market (DOM) for residential homes was 156 days; which was a decrease from 193 days in October 2017.
There were 14 condo/co-op residential closings reported during this time period; which was equal to October 2017 when there were 14 closings.
The median sale price for a condo/co-op increased to $872,000 from $715,000 the median sales price in October 2017.
The average days on the market (DOM) for condo/co-op residential homes was 131; which was a decrease from 132 days in October 2017.
“October 2018 closed out the month almost in line with last year sales. There were thirty-seven sales in October 2018, down from forty last year. The median sale price had an eight percent increase of $1,785,000 from $1,638,000 last year. Greenwich remains consistent as the area in town with the most closings, ending October with sixteen sales. Condo/Co-Op sales had fourteen closings, with a twenty-one percent median sale price increase of $872,000. Pending sales as of 8:30am this morning for Single Family homes were 58 and 19 for Condo/Co-Op. October was a consistent month when compared to years passed. We are hoping to close out the Fall market on a positive note, come the end of November”, stated BK Bates, 2018 President of the Greenwich Association of REALTORS®.
